The base building MEP systems have been designed to accommodate 60% lab space alongside 40% office use.
The column-free floors allow unique and flexible configurations. The floors are rated at 100 pounds per square foot of live load capacity, with mechanical penthouse floor slabs designed to absorb 150 pounds per square foot of live load.

Building 3 contains 360K SF of leasable lab and office space, a 2,500 SF green roof, public gallery space and an expansive outdoor plaza.
